As with most things in life, maintenance for roofs is a key to keeping your roof in good health and living up to and beyond the expectations of its warranty. No one wants to replace a roof every five, ten, or fifteen years. Isn't it best to invest a little time and money towards maintenance in order to avoid the rather large expense of replacing a roof?
Some roofs and roofing systems will require less attentive maintenance. That doesn't mean that they need no maintenance or that regular checks might not reveal important hints that all is not well. It is important to remember that the roof is exposed to more elements than any other part of your building or home. Your roof will receive damage from sun, heat, wind, rain, ice, and snow. Regular inspections of the entire roofing structure will reveal cracks, weaknesses, puckers, and other potential problems that need to be dealt with quickly in order to extend the life of your roof.
Regular cleaning of the roof also removes debris from your roof that may lead to damage when combined with wind. The goal of maintenance is to keep your roof in proper working order after all and not to make huge changes to the roof. Your ideal situation is that your regular maintenance never reveals any problems.
If you are performing routine checkups on your roofing system then you will find out about potential problems before it's too late. Learning about them early in the process makes them much easier to repair than finding out about them after they've had a couple of years to season, grow, and cause further damage to the underlying structure of the roof.
Different roofing types will require different maintenance activities. Some will require more frequent than others while other roofs need very little in the way of care and maintenance over the years. You can generally tell which roofs will require more frequent maintenance and/or replacing by the price of the roof. The more expensive the roof is (by the square foot) the less frequently, in general, you will need to perform maintenance. Regardless of the recommended maintenance you should have your roof inspected at least once if not twice a year.
Maintenance is the key to long life for your roof. If you want to get the most out of your roof then you must take the time and pay the price for regular maintenance for the entire life of your roof.
